Contract-to-Close File Services are billed at closing, upon notice of Final Compliance Completion.
*Please Note: if our TC fee is paid out of Escrow or by the Brokerage upon closing, we will still manage the file through compliance completion.
We guarantee our work through Post-Closing for any additional items that may be needed for the file beyond Close of Escrow, including last-minute Compliance updates.

(as permissible by your brokerage) including property reports for more detailed information about the property (and added liability protection!) *Administrative Access from the Local Multiple Listing Service is REQUIRED for all MLS Services.

Notification is sent to the Agent for final review and input submission
We will never make your listing live for you, as the content provided must be Agent-verified for accuracy on behalf of their Client. If details of the property are different from the information provided, it is strictly within the Agent’s purview to correct this information prior to listing it on the Multiple Listing Service.
MLS Data Entry Services may be subject to Brokerage restrictions. If prohibited by the brokerage, we must - and will - decline to provide this service with respect to the Brokerages wishes. If MLS requires Assistant access to assist, forms must be submitted and fees paid for by the Agent prior to provision of input services.
If utilizing this service as part of the Contract-to-Close Transaction Management option, MLS Listing Input will be added at a discounted rate of $50.00 per entry.
If utilizing MLS Listing Input outside of Contract-to-Close services, the cost is $75.00 per entry.

Available for Agents who wish to manage communications and general details for their own. No Transaction Coordination is provided with this option.
We review files for errors and omissions and notify Agents of required corrections
We generate and maintain the Brokerage Compliance File through close of escrow, uploading Fully Executed documents only
We provide detailed communications throughout the transaction period of what items are received and what is missing
Compliance Only files are billed at closing, upon notification of Final Compliance Completion

Listing Report Packets can be generated without MLS input as an additional provision. Depending on availability, this includes, but may not be limited to, Flood Zone Report, School District Report, Wildfire Risk Report, BuildFax Building Permit History Report, Manufactured Property Ownership Sheet, SID/LID Look-up, County Tax Records, MLS Property History Report and more.
Notary Services (Oregon only at this time).
Notary Services are offered Free of charge with Contract to Close services, for documents related to active transactions.
Notary Services for alternative documents (outside of active transactions) are available for $10.00 per signature/stamp combination.
Rush Services can be requested for same-day, short-notice MLS Input Services or immediate compliance maintenance for an added $25.00 per file.
