Our goals go far beyond simply assisting our clients with their Real Estate Brokerage and State compliance requirements - we want to help our Agents shine! To do this, we offer a variety of customizable services that fit our Agents needs while taking risk management and customer service to the next level!

  • Compliance + TC File Management From Listing / Buyer Contract through Post-Closing
    * Mobile Notary Services are included for FREE for any documents needed for Active Transactions
    Residential: $400   |    FSBO: $450   |   Dual: $550   |   New Construction $250
    Mobile/Vacant Land: $325 single | $450 dual   |   Commercial Sale: $350 single | $475 dual

    • File Review & Upload of Brokerage-required documents to Compliance Systems within 48 business hours

    • Generation/facilitation of Client Advisories/Disclosures, MLS Change Orders and Reports (if applicable)

    • MLS Status changes - Seller(s) (*if permitted by the brokerage)

    • Full Transaction Coordination Support from Contract Execution through Post-Close

      • Provision of weekly “One Sheet” Transmittal forms (File Summary)

      • Open Escrow

      • Send informative correspondence to/for all parties throughout each transaction stage with client service links and custom attachments (Inspector Lists, Warranty brochures, Utility Lists, Concierge Services etc)

      • Contingency Timeline Management and Reminders

      • Customer Service / TRIO Packet / HOA Resale Package orders (as/when applicable)

      • Home Warranty Orders (Seller, with New Listings; Buyers,with Pending Transactions)

      • Regular Compliance Updates

      • Generation & Submission of Commission Instructions to Escrow or Compliance Systems

      • Preliminary Title Report Review & Findings Outline 

      • Digital Inspection Scheduling  (Home, Pest or Specialty Inspections *with supplied details)

      • Walk Through, Removal of Contingency or Keys Release form facilitation

      • Post-Possession Release Facilitation (as needed)

      • Agent Review Capture (If applicable. Agent to provide link)

      • Forwarding Address Capture for Sellers (for Agent Sphere)

      • Pre-Prep Tax Letter w/Closing Statement for All Clients (digital & hard copy, as requested)

    • Provision of CRES BuildFax Builder Permit History Report included for added Risk Prevention

    • Management of Personal Agent Google Drive Folder for full compliance access at any time

    • Tailor Tasklists, Custom Email Templates, TC Signature Line w/Your Branding, Signatures Disclosures such as Pool Inspection Advisory, Pest Notice, *Mold Notice & more!

  • * MLS Input Services are subject to Brokerage permission(s).  If permissible, Assistant Access must be established with the Multiple Listing Service, and any associated fees paid prior to start of services.  

    • W/Contract-to-Close File Management Services: $50/entry    |     Stand-Alone: $75/entry
      Includes:

      • Advanced Property Data Research utilizing information from the Multiple Listing Service, County Assessor, County Tax Records and multiple additional online resources

      • Full photo upload

      • Document Attachments

      • Virtual Tour Links

      • Directions input

                BE ADVISED: ALL INPUT SERVICES MUST BE REVIEWED AND MADE ACTIVE BY THE AGENT UPON NOTIFICATION OF UPLOAD COMPLETION.  AGENTS MUST PROVIDE THEIR OWN PROPERTY DESCRIPTIONS AND REMARKS.

    • Listing Sold Service: Compliance Only: $125  |  Full Escrow to Close: $325  

      Compliance setup, document review and disclosures from pending through close.  Agent manages their own Pre-Escrow compliance. Direct payment for TC File Management if Terminated. 
      If Back on Market, or Buyer reactivated, service can be upgraded

    • Buyer Pre-Pending:  File Setup, Initial Disclosures & BBA Timelines Management:  $75

      Initial compliance setup, document review and disclosures pre-pending only.  Agent Direct payment for TC invoice due upon Contract Acceptance -or- Buyer Broker Agreement Expiration/Cancelation. 

      • Service can be upgraded to Contract-to-Close

        Upgraded A La Carte Services will have the TC Invoice amount credited toward the Contract-to-Close balance due at Close of Escrow.  If the Brokerage allows TC payment through Escrow or House, the Invoice will be updated accordingly.

        All Under Contract Service requests will be processed and priced as Contract to Close.


    • Compliance Only:    Listing: $125  |   Buyer Rep. Only: $75   |   Contract to Close: $250
      There is NO Coordination work performed with this option. Communication is limited to the Agent, Compliance Teams and/or Managing Broker.

      • Full document review with detailed commentary of errors and omissions

      • Generation of Compliance file in brokerage compliance systems 

      • Informative email communications with Agent throughout the transaction with checklist updates

      • Full upload of fully executed documents to compliance systems through Close of Escrow

      • These documents are saved to a secure Google Drive file for the Agent which is accessible at all times.

      • Agents are responsible for facilitating corrections (sending for corrections/signatures) and providing updated documents for compliance upload)

  • Available in Oregon only at this time.

    Mobile Notary Services are available Monday through Friday, 10AM to 3PM. Local Notary Services (Medford area) must be scheduled at least 1 hour in advance.  Notaries needed more than 25 miles of Medford area must be scheduled at least 48-hours in advance. Travel Fee of $20.00 will apply in addition to Notary service fees if applicable.

    • For Active ROCKSTAR Management Files: Mobile Notary Service are included Free of Charge for documents requiring Notary Signatures and Stamps that are relevant to these open Transaction files ONLY.

    • Independent Service:  Mobile Notary Services can be scheduled and utilized outside of contract services as well at $10 per signature and stamp combination.  Payment is due at the time of service and can be paid by Cash or Credit Card.  A $2 processing fee will apply to credit card payments under $20

  • Terminated, Withdrawn and Expired Listing Files

    Listing Files that are Withdrawn or Buyer-Pre Pending Files that are Canceled UNCONDITIONALLY will incur a $75 File Management Charge for TC-provided services.  Likewise, Listing Files and Buyer Pre-Pending Files that have been managed in-full that EXPIRE will incur a $75 File Management Charge for TC-provided services.  There is No Charge for the 1st Time Terminations provided that the client stays in contract to pursue another Sale opportunity (Active Return to Listing or Buyer Broker Agreement). 2nd+Terminations for the same address and/or Buyer Transaction Files (Seller and Buyer in Escrow) that occur after 14 Business Days in escrow will incur a $125 File Management Charge for TC-provided services upon receipt of notification that final compliance updates have been made.  *These fees are billed as Agent Direct, and payment is due upon receipt of TC Invoice unless otherwise payable through the Brokerage.

    File Entry RUSH Services 

    Rush Service Requests can be made for any same-day, short-notice MLS Input Services needed, or immediate Compliance upload (if provided within the first 48 business hours of the required State and Brokerage turn-around period).ANYfile submitted at the 72 hour mark or more (past the contractual Listing - Buyer Broker  Active Date or Escrow Open Date) requiring immediate Compliance File Startup and upload will automatically incur an additional $25 RUSH Fee.

    *To meet the strict compliance standards and requirements set forth by your brokerage, MLS and the State, any late file submissions will automatically be processed as a RUSH Service to help minimize the liability risk to you and your brokerage. ROCKSTAR★TC Services LLC and Agent Support Team reserves the right to charge for this Priority/RUSH Service processing.

    All prices listed above are invoiced at “Per File” rates.  As our pricing is competitive, prices are subject to change with ample prior notice.  ROCKSTAR★TC Services LLC and Agent Support Team do not use service contracts, but do adhere to a strict Terms and Policies Guideline.  Our Terms and Policies can be viewed  on our website at any time.  For questions regarding pricing and/or invoicing, please feel free to contact us at Accounting@RockstarTC.com.  All other questions regarding Services, Terms and Policies can be directed to Admin@RockstarTC.com.
